Completion over the line on a remortgage for a client who came to us after another broker had already submitted the case, only for it to fall over at underwriting following valuation.
The flat had a lease complication which materially narrowed the pool of lenders willing to consider the file. The previous broker had not researched this properly before submitting the case, which meant the client had already paid for a valuation, lost time, and had to start the process again from scratch.
When the client approached us for help, we were up against the clock. The borrower's fixed term was due to expire, and if the deal hadn't completed in time, they would have rolled onto their existing lender's variable rate, costing them significantly more each month.
We identified a lender whose criteria fit the specific lease position, moved the file at pace, and completed before the fixed term ended.
