The property is in a severely dilapidated condition with structural issues, and required a lender comfortable with both the state of the asset and the added legal features that come with a sale by personal representatives.
We also secured 100% funding of the build costs, structured with real flexibility. The facility supports the works whether the client progresses on a straight C3 residential refurb, or on a 7-bed HMO scheme if the planning application is granted.
